Buying or selling a condo in Etobicoke

A condo comparison should include both the unit and the building. Two similarly sized suites can have different layouts, ownership costs and parking arrangements. Start with your budget and the way you plan to use the space, then check the documents and practical details before committing.

Look beyond the asking price

Compare current fees and what they include, property taxes, expected utilities, insurance and financing costs. Check whether parking and a locker are included and how they are held. Visit the unit to assess light, storage, usable room sizes and any balcony or terrace. A floor plan that suits your furniture and daily routine matters more than an attractive photograph.

Understand the corporation

The Condominium Authority of Ontario explains that a status certificate provides information about the corporation and unit. Ask your lawyer to review the certificate and accompanying documents, and explain the findings before you make a decision. Building amenities should be considered alongside the responsibility and cost of maintaining them.

Check the corporation’s rules for pets, alterations, renting and use of common areas against your own plans. Do not assume that another building’s rules apply or that a listing description answers every question.

Mimico, Humber Bay and other Etobicoke locations

Compare each address with the journeys and amenities you expect to use. Check current transport services and visit the surrounding streets. If a view or outdoor space is central to your decision, inspect it yourself and ask what information is available about nearby planning applications. Future views or neighbourhood changes cannot be guaranteed.

Preparing your Etobicoke condo for sale

Gather the unit details, current fees, parking and locker information, and records of alterations you hold. Discuss which maintenance and presentation work deserves your budget. Where suitable sales exist, compare your unit with others in the building before extending the comparison to competing buildings.

Marketing should accurately describe the space and included items. Jo can help you plan photography, pricing and the move around your circumstances. Start with a property-specific home evaluation, rather than treating a neighbour’s asking price as your likely result.
